Condominiums need coverage too!
It's true that condos offer the convenience of apartment living with the advantages of ownership. But along with those advantages come certain responsibilities, such as obtaining homeowner's insurance. If you own a condo, you need insurance to protect your belongings as well as the areas of your home for which you are legally responsible.
"Doesn't my condo association cover me?"
Your condo association only covers you to a certain point. There's likely a "Master Policy" to cover shared common areas of your building, such as the roof, basement, boiler, and walkways.
It is unlikely that your condo association covers your personal items, improvements made to your condo, or living expenses that would result from you being the victim of a fire or theft.
You will need your own policy to cover these types of losses or expenses.
"How do I know what I'm responsible for?"
To adequately insure your condo, your association's bylaws and/or proprietary lease will tell you what is covered and what isn't. For example, some associations insure standard fixtures, while others are responsible for only the bare walls, floor, and ceiling - you'd be responsible if, for example, problems occurred with the wiring.
